Burnaby is not one market. The 156 listings on this site sit across Metrotown, Brentwood Park, Edmonds, South Burnaby, Burnaby North, Forest Glen, Lougheed and Burnaby East, and each behaves differently. Condominiums dominate the inventory around Metrotown and Brentwood, where the SkyTrain lines run, while the largest detached values sit in South Burnaby and Burnaby North.
Buyers who start their search in Vancouver or Burnaby and then compare prices usually end up looking at the boundary between Burnaby and New Westminster, because the apartment benchmark gap between them is close to $100,000.
Detached property is the clearest difference. In May 2026 Burnaby South benchmarked at $2,008,100 against $1,412,900 in New Westminster, a gap of roughly $595,000. Apartments are closer: Burnaby South at $743,900 against New Westminster at $594,600. Buyers trading location for space usually cross that line.
Three things matter more than the headline price. First, strata buildings around Metrotown and Brentwood vary widely in depreciation report quality, and you should read it before you offer. Second, newer buildings near the SkyTrain carry a premium that does not always hold when you resell. Third, Metro Vancouver sales have been running at roughly a balanced to buyer market through 2026, so there has generally been room to negotiate rather than compete.
We market Burnaby property using its own comparable sales rather than regional averages, because a detached home in South Burnaby and a condominium in Brentwood do not behave the same way. If you are thinking about selling, the first useful step is a comparative market analysis for your specific address and building.
